Position: Assistant Property Manager Division : Mercy Housing Management Group (MHMG) Location : Olympia, WA Property : Evergreen Vista Apartments Job Type : Full Time Career Level : Experienced (Non-Manager) The Assistant Property Manager assists the Property Manager in the day-to-day operation of two LIHTC and PBV properties totaling 155 units; assumes leadership and initiative in the absence of the Property Manager.
Collaborates with site team and residents to create and strengthen a healthy community, facilitate on-site communication, and monitor property goals.
QUALIFICATIONS: Education: High school diploma required.
Experience: Minimum of one year administrative, office, accounting, and/or customer service experience preferred.
Property Management experience preferred.
Abilities: 1.
Take direction from a supervisor.

Ability to assume leadership and take initiative in the absence of a manager.

Use a computer for word processing and occupancy software.
6.
Learn and adhere to complex regulatory requirements 7.
Maintain resident account receivable ledgers under supervision.

Work professionally with vendors, residents and co-workers 10.
Able to be flexible, resourceful, and take initiative.

Ability to drive a car (valid driver’s license) to run errands, etc.

ESSENTIAL JOB FUNCTIONS/RESPONSIBILITIES 1.
Enters data in resident accounts receivable ledgers; 2.
Assists with resident records documentation to comply with appropriate affordable housing regulations and annual certifications.
3.
On a monthly basis, assists with collection of rent and other income, makes bank deposits, and forwards receipts to National Office.
4.
Assists with the leasing process from initial application to move-in.
5.
Responds to customer service requests and ensures timely and satisfactory completion.
6.
Collaborates with site team and residents to create and strengthen a healthy community, facilitate on-site communication, and monitor property goals.
7.
Follows and enforces all fair housing and local landlord and tenant laws and regulations.
8.
Performs general clerical functions for the property.
9.
All other duties as assigned.
AMERICANS WITH DISABILITIES ACT (ADA) REQUIREMENTS Physical: Occasionally required to push/pull objects up to 50 lbs, and to lift/carry objects up to 30 lbs.
Frequently required to perform moderately difficult manipulative tasks such as typing, writing, etc.
Must be able to walk, stand, and sit for extended periods.
Sensory: Frequently required to read documents, written and financial reports, and plans.
Must be able to distinguish normal sounds with some background noise, as in answering the phone, interacting with residents and staff, etc.
Must be able to speak clearly and understand/be understood using the English language.
Cognitive: Frequently required to concentrate on moderate detail with constant interruption.
Must be able to attend to a task/function for 20-45 minutes at a time.
Frequently required to understand and relate to specific ideas, several at a time.
Must be able to remember multiple tasks/assignments given to self and others over a period of several days.
Environmental Conditions: Frequent exposure to seasonal conditions in outside weather.
Occasional exposure to toxins and poisonous substances, dust, and loud noises.
Equipment: Frequently required to use a computer, phone, and fax machine.
