YOUR CONTRIBUTIONS MATTER
As the Property Maintenance Lead, you take charge of maintaining our property and shaping our team.
Assisting the business manager in hiring maintenance staff, you have a key role in ensuring that our property is always in excellent condition.
Your attention to detail is crucial in overseeing the daily activities of the maintenance team and implementing performance actions, from promotions and raises to discipline and terminations.
As the go-to person for scheduling and monitoring, you are responsible for performing preventative maintenance and apartment turnovers.
You lead the team in diagnosing and fixing issues related to HVAC, electrical, plumbing, carpentry, and more.
Your meticulousness extends to inspecting apartments before and after move-ins and move-outs, conducting regular property inspections, and ensuring the swimming pool and fitness areas are always in top condition.
You are the gatekeeper for vendor selections and relations, ensuring the highest level of performance.
You obtain bids from outside contractors, manage the maintenance budget, control expenses, and efficiently purchase maintenance supplies within the planned budget.
Accuracy and adherence to guidelines are crucial in reviewing, preparing, and submitting property invoices.
You promote and participate in company-sponsored training programs to ensure that your team is always at their best.

WHAT'S REQUIRED?
High school diploma or equivalent
5+ years of previous experience in property management maintenance, other building maintenance, or a related trade
2+ years in a supervisory capacity within the residential maintenance field
Ability to read and write English
Ability to use a PC and Microsoft Word and Excel
Ability to read and understand budgets
Ability to effectively manage a team, including delegating tasks, conducting interviews, and training
Current driver's license and automobile insurance
