This position works with a great team of other real estate professionals on a wide variety of projects, as well as with other staff throughout the agency.
You will work with local, state, federal, and tribal nations on a vast spectrum of projects.

The Property and Acquisition Specialist 4 is responsible for enforcing a variety of contracts executed between the agency and second parties within State Parks owned or managed lands.
Contract types include, but are not limited to, fee agreements; deed restrictions or reservations held by state on real property transferred to other parties; less than-fee agreements, including easements, leases and permits; and funding contracts, including pass-through agreements, budget provisions, or capital projects.
Duties In this role you will assist the Real Estate Program staff on projects including noncomplex assignments related to property acquisitions, donations, disposals, transfers, exchanges, relocation assistance, property management, and real property agreements such as leases, easements, and permits.
Duties include but are not limited to: Identifies and resolves compliance issues with existing agency contracts and agreements.
Conducts a thorough review of current real estate contracts and leases of state park lands as assigned.
Collects information, organizes timelines, and documents subsequent assessments and resolutions of project/compliance issues.
Notifies lease tenants or concessionaires of established policies and requirements, and initiates enforcement actions by documenting and reporting lease or agreement terms violations to supervisor.
Monitors and evaluates public/political concerns that could affect resolution of compliance with lease or agreement terms.
Effectively persuades tenants to abide by established agreements.
Initiates enforcement actions when necessary.
Conducts property and leasehold inspections of park lands subject to leases or other use agreements.
Inspects structures and environmental conditions to determine compliance with the terms of contract agreements, identifying elements or factors that contribute to noncompliance or that indicate underlying or future problems.
Obtains vesting deeds and assists with title research for long-distance trails on former rail lines.
Research Land and Water Conservation Fund 6(f) boundaries and other grant related deed restrictions to ensure compliance with grant requirements.
Conduct property research and investigations using Geographic Information Systems (GIS), county information, meetings with landowners, realtors, etc.
Qualifications REQUIRED EDUCATION AND EXPERIENCE: Bachelor's degree in business or public administration, real estate, economics, accounting, or a closely related field.
* AND Three (3) years of experience in real property appraising; property negotiations; public property management; or selling, leasing, or buying real estate.
OR One (1) year experience as a Property & Acquisition Specialist 3.
AND Valid unrestricted (except for corrective lenses) driver's license.
*Additional qualifying experience may be substituted year for year for education requirement.
DESIRED EXPERIENCE, SKILLS, AND ABILITIES: .
Working knowledge of agency GIS Lands data bases Experience in land purchases, disposals, and reviewing appraisals.
Experience utilizing Microsoft TEAMS.
Knowledge of Real Property Agreement process.
Experience utilizing Recreational and Conservation Office data base.
Knowledge of residential relocation RCW's and process,.
