RENTAL REQUIREMENTS

All prospective tenants age 18 and over must fill out a rental application and pay the non-refundable $30 screening fee.

*Confirming income for the past 12 months.
*Contacting present and previous landlords for rental history
*Reviewing public records, including criminal/court and sex offender records.

Applicants should:
*Present valid picture ID and proof of social security number
*Earn a gross monthly income equal to or greater than three times the monthly rent.
*Have 12 months of verifiable income
*Have 24 months of verifiable, favorable rental history, or home ownership.
*Have never been evicted
*Not owe money to a current or former landlord
*Be able to pay the $1,000 security deposit.
This deposit is refundable within two weeks after moving out provided that all terms of the rental agreement are met.
The deposit is due within 24 hours of acceptance of the Rental Application and holds the property for up to 14 days.
*Be able to pay first month’s rent prior to or on move-in day
*Have favorable credit history
*Have not filed bankruptcy in the past 7 years
*Have not been convicted of a violent misdemeanor, a felony, a sex or drug offense, and has no warrants out for his/her arrest.
